Post-Freeze Checks

Wow, what a beautiful day it was today! Now that we’re (hopefully) past the freezing temperatures, we just wanted to share a couple of important reminders:

  1. If you haven’t already, now is the time to check for leaks. With your water turned off (no running dishes, laundry, etc), go check your meter. If the numbers are turning with your water off, then it may be an indication of a leak. So if this is happening, you can try to identify the source of the leak yourself, if possible. However, if you are unable to identify the source of the leak, you may need to call a professional to help. And remember, upon discovering a water leak, the water manager or other Board member should be contacted. Phone numbers are posted on the Community Bulletin Board or you can email us.
  2. Check the roadways, ditches and other areas adjacent to your property for debris. Remember the CMCC Covenants, Restrictions and Agreements state that “each lot owner shall be responsible for cleaning the roadway of debris left by activity on his or her lot.” This includes debris that has fallen due to inclement weather or otherwise.

Please clean up debris from your property

In the coming weeks the community will be hiring someone to mow our roadsides and ditches. This is necessary to maintain the roads and proper water flows. But at this time of year, there’s always a lot of debris that has fallen in the way. The mower cannot mow where any large branches, trees, or other debris is down in the ditches or on the roadway. It’s dangerous to the person who mows and to their equipment.

As a reminder, the CMCC Covenants, Restrictions and Agreements states: “Each lot owner shall be responsible for cleaning the roadway of debris left by activity on his or her lot.”

So this is the time! Please check the ditches and roadways surrounding your properties and clean up anything that could prevent the mower from doing their work. Thank you.

Mountain Dr Road Closure 8/23

Monday’s Road Closure had to be delayed until Wednesday. We recently learned that the tree removal work scheduled for yesterday (Monday), will now be preformed tomorrow (Wednesday) instead. The work is estimated to occur approximately between 8:00 am to 2:00 pm on Wednesday, August 23.

If you need to travel Mountain Dr during this time, please make arrangements to leave before 8:00 am or park your vehicle at the bottom of the road ahead of time so that you can come and go during the work hours (park on the East side at the entrance of Pond Lane).

Update: Mountain Dr Road Closure again Jan 17

The tree removal work on Mountain Drive has gone very well, however the road will need to be closed on Tuesday, Jan 17 to remove the last of the trees.

This will effect lots 50, 51, 52, 53, 55, 56, 57, and 60. As a reminder: removing the trees at the road edge and around the power lines will benefit us all by reducing electrical outages and unplanned road closures, though we apologize for the temporary inconvenience.

UPDATE: The last of the work has been scheduled for Tuesday, January 17 (weather permitting).

If you need to leave the mountain during this time, please make arrangements to leave before 8:00 am or park your vehicle at the bottom of the road ahead of time so that you can come and go during the work hours (park on the East side at the entrance of Pond Lane).

Affected lot owners may want to have their mail and packages held for pick up at an alternate location or arrange for delivery after January 17.

Even when the road is open, please drive with care and be aware of worker safety as they complete additional tree work along the road as needed.

Tree removal work will be performed on Mountain Drive that will require the road to be closed for the majority of three days. This will effect lots 50, 51, 52, 53, 55, 56, 57, and 60. Removing the trees at the road edge and around the power lines will benefit us all by reducing electrical outages and unplanned road closures, though we apologize for the temporary inconvenience.

UPDATE: The work has been rescheduled to January 9, 10, and 11 from 8:00 am to 2:00 pm (weather permitting).

If you need to leave the mountain during this time, please make arrangements to leave before 8:00 am or park your vehicle at the bottom of the road ahead of time so that you can come and go during the work hours (park on the East side at the entrance of Pond Lane).

Affected lot owners may want to have their mail and packages held for pick up at an alternate location or arrange for delivery after January 11.

Additional tree work along the road is scheduled following that, which will not require road closures but please drive with care and be aware of worker safety.

Tree removal work will be performed on Mountain Drive that will require the road to be closed for the majority of three days early next month. This will effect lots 50, 51, 52, 53, 55, 56, 57, and 60. Removing the trees at the road edge and around the power lines will benefit us all by reducing electrical outages and unplanned road closures, though we apologize for the temporary inconvenience.

The work is currently planned for January 4, 5, and 6 from 8:00 am to 2:00 pm (weather permitting).

If you need to leave the mountain during this time, please make arrangements to leave before 8:00 am or park your vehicle at the bottom of the road ahead of time so that you can come and go during the work hours (park on the East side at the entrance of Pond Lane).

Affected lot owners may want to have their mail and packages held for pick up at an alternate location or arrange for delivery after January 6.

Additional tree work along the road is scheduled from January 7 thru 13 that will not require road closures but please drive with care and be aware of worker safety.

Upcoming Road Mowing – Please Remove Debris

As part of our regular maintenance, Colony Mountain Community Club roads will have mowing done along the shoulders November 28 through December 2. These roads include: Schultz, Toad, Park, Mountain Drive, Pond Lane, Linda Lane, and Colony Mountain Lane.

If you live on any of these roads, please check your property and surrounding areas, and be sure to remove any large debris that may have fallen along the roads, or any other obstructions to allow for safe easy access for the mower.

Meter Readings & Other Notices

Roadside Mowing
Mowing of our private roads will be occurring within the next couple of weeks. Please be sure that the road shoulders and ditches on or near your property are clear of large tree branches, logs or other debris so that the mower has clear access to come though.

Meter Readings July 2
CMCC volunteers will be reading water meters over the weekend of July 2, 2022. Please make sure the area around your meter is clear, and manage any aggressive pets so that the meter can easily be read within the meter box.

Bills will be sent in July and are due upon receipt. A couple of important reminders about billing:

  1. meter clearing fee of $50 will be charged if your meter is not accessible and clear of brush for meter readings.
  2. With the COVID-19 utility moratorium having ended last fall, we want to remind you that the CMCC Billing and Payment Policy is available for your reference on our website in the CMCC Consolidated Policies and Procedures document. Please contact us if you have any questions about billing or payments.

Water Pump Update
January’s water pump failure challenged us all to come together as a community to respond to an urgent situation. Everyone pitched in to conserve water, we discovered and repaired several leaks during that time, and a few hard working community members gave over 48 hours of volunteer time to quickly repair our water system. Although we still needed to bring in additional water, and pay for some repairs, the effort that our community contributed significantly reduced the downtime we experienced and kept the costs reasonable. Please give a special thank you to the volunteers who gave their time and expertise during that time.

We are in the process of having the old pump motor evaluated to see if there is any value left in it. And our next budget will reflect this situation, the ramifications of the costs of repairs, and continued mitigation to reduce future risks. Please join us at the annual meeting this fall to learn more.

Volunteers Needed this Summer
We will be seeking volunteers this summer to assist with maintenance and repairs needed to the well house, shed, and surroundings. Please watch the website for more information coming soon.

Asplundh Tree Trimming Tomorrow: 4/29

We just received word from Asplundh Tree Experts, a service partner of Puget Sound Energy, that they will be doing the tree trimming on Mountain Drive tomorrow, April 29.

While this work is being done access along Mountain Drive will be limited. You may experience delays while your driveway or road is blocked.

Tree Trimming May Cause Traffic Delays

We received notice from Asplundh Tree Experts, a service partner of Puget Sound Energy, that they will be trimming in our neighborhood over the next few weeks. Traffic may slow while this work is being done, but they have promised to do their best to be quick and efficient. Most roads in the area will probably not experience long delays, with the exception of Mountain Drive.

While this work is being done passage along Mountain Drive will be very limited due to the road width. Those who live on Mountain Drive may have their driveways and/or the road blocked.
